A Gyöngyösi Kistérségben végzett felmérés tapasztalatai azt mutatták, hogy élénkült a kistérség földpiaca. A földbérleti díjak és árak egyaránt emelkedő tendenciát mutattak, szélsőséges ingadozások mellett. A vizsgált időszakban ér-tékesítettek termőföldet hektáronként 80 ezer forintért és 4,5 millió forintért is. Egyszerre van jelen a földtől való mindenáron való szabadulás és a vétel szándé-ka. A jövőre nézve a földár és a haszonbérleti díj növekedése várható, de ez az EU átlag alatt alakul hosszabb távon is. A föld birtoklása – helyzetétől függően – a jövőben kimagasló hozamot biztosíthat, és várhatóan meghaladja a lekötött bankbetétek hozamát, sőt esetenként extraprofit is elérhető. Este estudo objetivou, por meio da curva média, avaliar o desempenho de modelos na classificação de sítio mais estável para as árvores dominantes de três povoamentos de Tectona grandis L.f., com idade entre 6 e 10 anos, na microrregião do Baixo Rio Acre, no Estado do Acre. Foram testados 15 modelos lineares e não-lineares, e avaliada a performance dos modelos pelas estatísticas: coeficiente de determinação (R2), média dos resíduos, erro padrão residual, erro percentual, gráfico de distribuição dos resíduos e estabilidade total de classificação das parcelas. This study presents the results of comparing land use estimates between three different data sets for the Upper Mississippi River Basin (UMRB). The comparisons were performed between the U.S. Department of Agriculture (USDA) Natural Resource Conservation Service (NRCS) National Resource Inventory (NRI), the U.S. Geological Survey (USGS) National Land Cover Data (NLCD) database, and a combined USDA National Agricultural Statistics Service (NASS) Agricultural Census – NLCD dataset created to support applications of the Hydrologic Unit Model for the U.S. (HUMUS). Agriculture, an ecosystem transformed by humans for the purpose of supplying food, fiber and biofuel, can provide people a host of benefits, or ecosystem services (ES). While markets exist for farm products, many of today’s central agro-environmental policy concerns are related to ES that lack complete markets, such as regulating ES and recreational, aesthetic and cultural ES. Valuation of non-marketed ES linked to agriculture is needed to improve their utilization and efficient provision. Some ES that facilitate agricultural production or provide natural amenities can be perceived by people through various natural resources and landscapes on farmlands and surrounding areas. This publication presents the results of the latest (2002) inventory of U.S. major land uses, drawing on data from the Census, public land management and conservation agencies, and other sources. The data are synthesized by State to calculate the use of several broad classes and subclasses of agricultural and nonagricultural land over time. The United States has a total land area of nearly 2.3 billion acres. The North Dakota Land Valuation Model was created by the North Dakota Legislature in the early 1980s. This model is used to estimate the value of agricultural land based on productivity for purposes of real estate tax assessment. Prior to this change, agricultural real estate was assessed based on market values. This model is used to estimate the average value per acre of cropland and non-cropland, by county, based on the value of crops and livestock produced on these lands. An average value per acre for all agricultural land in each county is calculated by weighting the value of cropland and non-cropland. This paper describes how the model is constructed, how values are calculated, and what factors impact changes in land values.

This report summarizes the results of the North Dakota Land Valuation Model using a capitalization rate of 9.5 percent. The 2003 North Dakota Legislature amended the statute that defines the capitalization rate to be used in this analysis. This legislative change places a minimum of 9.5 percent for the capitalization rate if the calculated value falls below this level. For 2003, the capitalization rate formula yielded a rate of 8.53 percent, thus the minimum of 9.5 percent was used. Besides its natural potential, Hungarian agriculture's major current advantage is low land prices and rental fees. Economic theory suggests that as Hungarian economic performance approaches the EU average, production costs will also become equal. Increasing land prices, generated by higher rentals fees, will mean landowners continually remove more agricultural income and Hungary’s competitive advantage will dwindle.
